How it works

Three steps to a home you thought you couldn’t afford

Most buyers never find the help that’s out there. We put it in one place — and do the math with you.

1

Tell us where you want to buy

Pick your county and price. We show the grants, deferred loans and programs you may qualify for — city, county, state and new ones like Prop 37.

2

Run the real numbers

Compare 3% down, 20% down and a Prop 37-style plan side by side, and see what you'd actually pay each month — including the PMI you can skip.

3

Get matched, free

Connect with a local agent and lender who actually use these programs. No cost, no obligation, no pushy calls.

Your numbers

What would buying really cost you — with help?

Enter a price and your county. Compare 20% down, a low down payment with PMI, and a 3%-down Prop 37-style plan — then see the assistance programs near you.

Figures are principal & interest plus PMI where it applies — the part that actually differs. Taxes, insurance and HOA are the same across all three, so they don’t change which is cheaper.

The bottom line
Keep $170,000 in cash and pay about $1,213 less a month.
With a Prop 37-style plan you'd put down $30,000 instead of $200,000 for 20% — and because the 80% first mortgage skips PMI, you'd save roughly $1,213/mo versus the same $30,000 down with PMI.

With Prop 37

3% down + 17% second

$6,453 /mo
  • Cash to put down$30,000
  • 1st mortgage (80%)$800,000
  • Prop 37 2nd (17%)$170,000

The low-down conventional loan and the Prop 37 plan carry nearly the same total debt at the same rate — so the monthly gap is essentially the PMI you skip when a Prop 37 second sits behind an 80% first mortgage.

FAQ

Questions, answered plainly

What is HomeGrants?

A free tool that helps California buyers find down-payment and closing-cost assistance — grants, deferred loans and special financing — and connects you with a local agent and lender who know how to use them. We're a marketing platform, not a lender or government agency.

Do I have to be a first-time buyer?

Not always. Some programs require it, but many serve repeat buyers, middle-income households, teachers, public employees, veterans and more. Proposition 37, for example, is proposed to not require first-time status. Each program sets its own rules.

How can 3% down beat a 20% down payment?

With a program like Prop 37, an 80% first mortgage sits in front of a second that covers most of the rest, so you may avoid the PMI a normal low-down loan charges. You keep most of your cash and your monthly payment can be close to — or below — the low-down-plus-PMI option. Use the calculator to see your own numbers.

What is Proposition 37?

A measure proposed for California's November 3, 2026 ballot that would let the state provide a second mortgage up to 17% of the price so buyers need only 3% down. It is not yet law or a funded program, and its final rates and terms are not set. We show it so you can plan ahead.

Does avoiding 20% down really remove PMI?

Not automatically. A plain 3%-down conventional loan still has PMI. The Prop 37 structure (an 80% first mortgage) may avoid conventional PMI, but that depends on the lender and mortgage insurer — it's not guaranteed. Always confirm with your lender.

Is this financial advice?

No. HomeGrants is for education and awareness only. Program amounts and eligibility change often — confirm details with each program, and work with a licensed agent and lender for advice on your situation.
